Pre-Approval Letter or Proof of Funds

Secure your buying power with a pre-approval letter and demonstrate readiness with proof of funds. 

Purchase Price

We will help you determine fair market value and you can decide what price the home is worth to you. 

Earnest Money

 The earnest money deposit (EMD) is a separate amount from your down payment that shows the seller you’re serious about buying their home. Typically 1%-3% of the purchase price, it can make your offer more competitive. If contract terms aren't met, the seller keeps the EMD. Don't worry—we'll guide you every step of the way to ensure all guidelines are met. 

Financed Amount

What percentage of the loan are you financing and what amount are you putting down?

Closing Date

If getting a conventional loan, this usually takes 30-45 days from the time of an accepted offer. The possession period then starts, if one was written into the contract. 

Inspection Period

A typical inspection period is 5-10 calendar days. We can shorten this period to set our offer apart and speed up the process. 

Survey

Determine whether or not a survey is needed in order to close on the home. 

Possession Period

Sellers still living in the home? What kind of possession period are they requesting/needing? Does this fit with your timeline/goals? Many sellers request 30 or so days to move out of the property after close, rent free.
